I did a little research this past week on the real estate market in Mt. Pleasant and learned a couple of interesting things about the Mt. Pleasant real estate market. In the local multiple Listing Service (MLS) Mt. Pleasant real estate is in two sections; properties south of Hwy 41, and properties north of Hwy 41.

The total number of homes listed for sale in all of Mt. Pleasant (both parts of MLS and both attached and detached homes) is 1159. This is a moving target, so the numbers will be different slightly this week. Of those homes listed there are 264 that are listed as contingent, meaning their under contract but area in the process of clearing those contingencies. Of these, some may not clear all contingencies and will return to the active status.  The numbers show about 18.6% of the listed homes for sale in both sections of Mt. Pleasant are under contract.

Looking at the Median Prices provides some additional information that can be telling. For the area north of 41, the Median Price for all homes listed is $450,000, while the Median Price for the homes that are contingent is $315,000. A difference of $135,000 below the Median Price for all Listed detach homes. For homes listed in the south area below 41 the Median Price is $469,950, while the Median Price for the homes that are contingent is $372,500. A difference of $97,450 below the Median Price for all listed homes.

Attached homes have a lower Median Price, but show a similar trend. In the north area above 43, Median Price is $212,200 while the Median Price of contingent homes is $199,000. In the south area Median Prices for all listed homes is $229,945 while the Median Price for contingent homes is $156,500.

In all cases, the Median Prices show that the homes under contingencies have Median Prices well below the Median Price for all listed homes, both attached and detached. Since these homes are active contingent, the Median Price reflects the listed price at the time the home was classified as active contingent in MLS. The actual price paid is not reflected in any of these numbers.

The take away is that in this market, homes need to be price aggressively or buyers will look to properties that are! Buyers have more choices and will not look at homes that are not aggressively priced. A professional real estate agent knows the local market and is in the best position to help their clients price their homes competitively for that market.

Real estate agents love being recognized for their hard work. There are times when agents are given awards for their work and they receive certificates or plaques to hang on their office walls. Recently, two agents from the Isle of Palms office of Dunes properties were recognized by Realtor.com for their “Online Marketing Excellence.” Barbara Walker and my wife, Patricia Fuchs are well-respected agents in East Cooper and deserve this award for finding clients that want to list properties with them.

The interesting thing is that both Barbara and Patricia have an assistant, Rebecca Narkiewicz, who handles much of their administrative tasks, including posting their listings on Realtor.com and making them standout from the crowd of listings on Realtor.com. I started thinking about this when the awards were being handed out at a recent Realtor.com event. There were Barbara and Patricia receiving the award certificates, and Rebecca was sitting next to me smiling with pride that two agents that she supports were being recognized for their online marketing excellence knowing that she was responsible for a good part of the work that resulted in the award. Rebecca does her work behind the scenes. She is quiet and efficient in what she does. 

Realtors ideally should be out in their community putting a face on their brand, making sense of the stats and numbers, and educating themselves every day about their product.  We would not be able to do this without the Rebeccas of the real estate world.  Someone who is in the office daily familiarizing her/himself with the latest, ever changing online marketing strategies, typing, stuffing envelopes, making sure all the i’s are dotted and t’s are crossed on our paperwork. Our Rebecca has been given the nickname “RADAR” by many due to her ability to have information on hand before we know it’s needed.  Such support can be integral to our success (and sometimes our sanity). 

Behind every great person is another great person. Here’s to all of those who are behind the scenes making us look as good as we can look!

A nice home in Wellesley Place.

We’ve had something of a heat wave for the last several weeks and this Saturday was right up there with the actual temperature in the mid-90’s. As part of the service we give to our listing clients, Patricia and I walk the neighborhood to personally distribute flyers promoting our listing. Neighbor’s often know someone looking for a home and may want them as neighbors. We want to take advantage of any means we can to market our listings. So at 1pm, a time that we thought would have the most people home, we started armed with our flyers (100 color flyers) and thanks to our client, a cold bottle of water.

What an interesting hour we enjoyed! Although the temperature was HOT, the people we met were warm and friendly. We were surprised at how many already knew us from our mailings to the neighborhood. Everyone complimented us on our marketing and a few thought they might know someone who would be interested in our listing. Meeting people face-to-face helps us to better serve our clients, but also helps us to get to know the neighborhood better. We enjoyed meeting the families and learning where they had moved from to be in Mt. Pleasant. There are a number of homes for sale in this neighborhood and many ways to market them. We use social media, direct mail and our telephone marketing hotline (and 800 number for our listings), but we enjoy meeting people and getting to know them. The temperature was hot and we worked up a sweat, however, what we will remember most about our trip around the neighborhood is the warm, friendly people, not the temperature.

There’s a flavor on every block.

I remember my first visit to a Baskin-Robbins Ice Cream store when I was a child. There were more flavors than I had ever seen before! How could I decide which was best? I was used to vanilla, chocolate and strawberry, but now there was mango, peach, caramel and cream, and about 27 other flavors to choose from. What was I to do?

Today’s real estate market is kind of like that. There are so many homes and neighborhoods available at great prices. How can a person decide on what to choose? If you are in the market for a new home, how can you avoid being mesmerized by the 33 flavors of homes available to you? Before you start looking, know what you need! Answer some questions before you go. The first answer you need is to the question of what you can afford.

Here are a few others to consider:

  • How big of a home do we need?
    • Will three bedrooms and two bathrooms work? Or do we need more?
    • How many square feet of air conditioned space do we need?
  • What size lot do we need?
    • Do we want a large lot?
    • Are we interested in a small lot?
    • How much yard work am I willing to do?
  • Are we interested in a townhome or condominium?
  • What schools are nearby?

Once you’ve established your needs and balanced them with your wants, your Realtor® can focus the search on that target. Your Realtor® will preview a selected group of homes before spending your time in actually visiting everything in the mix. You should be able to find your home within 5 to 10 homes that you visit.

Remember Baskin – Robbins? I got sick sampling as many flavors as I could. My stomach hurt and I never bought one scoop. Avoid the stomachache in your search by knowing what you want before you go to market.
