We had just met and couldn’t resist the photo op!

It has been sometime since Patricia and I got together. And there have been a lot of changes over the years. We have changed businesses at least a few times, but we have always been in sales or sales related jobs. We have lived in New Jersey a few times, Atlanta, Jacksonville, and now in Mount Pleasant, SC, just east of the Cooper River from Charleston, SC. Hair styles have come and gone, and so has facial hair…Mark’s!

We are still here!

After more than 25 personal real estate transactions we learned about the good, the bad and the ugly parts of real estate transactions! There are many stories to be told about some of the houses we bought, the ones we didn’t, and the ones we shouldn’t have. We learned about real estate agents from personal experience and what makes one better than another. And we learned why some agents always have loyal clients and others are always looking for new clients for their next transaction! When we made the decision to enter the business, we knew that we wanted to be the ones with loyal clients who would always refer their friends to us for their real estate needs.

Our business has done well and we are very thankful to our many clients who trusted us so much with their transaction that they trust that we will treat their family and friends with the same way. It is a great time in real estate and Mark and Patricia Fuchs Team Up for Success with our clients as we have for these many years!

Is that a question you’ve asked your real estate agent? It is one that seems is being asked more and more these days. While there are many factors that go into the answer to that question, one reason that is the most frequent reason is the listing price. How is the listing price of your home so important in getting your home sold within 90 days?

What is your house worth to a buyer?

Your goal is to sell your home for the best price in the shortest time. That is also the goal of your real estate agent since your agent only gets paid when your home sells. That poses a very delicate balancing act. What is the best price to get your home sold in 90 days? What relationship does that price have with what you paid for your home, or more importantly, what you owe on your mortgage? As a homeowner, these  are important factors to you, but a potential buyer is not interested in what you paid for your house and what you owe on your house! To a potential buyer the only thing that is relevent is what is your house worth in this market. Isn’t that what was important to you when you bought your house?

When your home is listed, the first two weeks tell the tale of list price. If your house is shown often during that time you are probably in the right price range of comparable homes. If you haven’t received an offer, your list price could be high. If your house has only a few showings in the first two weeks that is a clear indicator that you need to take immediate pricing action to get in the range price of comparable homes in the area. If you do not act immediately another reason comes into play. What’s that?

If you’ve listed your house at a price that is above the selling price of houses that are comparable to yours and you aren’t getting showings within the first two weeks of listing your house, your house will be ‘old’ in the minds of buyers. Even worst, buyers might feel that it would be difficult to negotiate a deal on your house because the listing price is above the market. That puts you in a difficult position. By the time you lower the price to where the market was, you’ll find that the market has changed. You end up chasing the market and your house has lost its luster. Some agents may tell you that the price reduction will cause your house to show up on the MLS hot sheet notifying all local agents of the price reduction. But remember, these agents saw the first listing with a price that was above market. And there are newer listings that their clients might want to see!

Avoid the hassle! Selling your house is a business transaction and there is little room for emotion. What ever your reason for selling your house your goal is to sell it at the best price (fair market value) in the shortest time possible! While you cannot do this with price alone, one thing is sure: If you price above the market you will not sell your house in the shortest time possible.

Did you have a busy weekend? I hope you had a busy fun-filled weekend because you probably needed it. We had a busy weekend. Oh, it was fun, but it was busy.

Patricia has been working with new clients from Ohio. They are moving here from Columbus (imagine that). They are staying with her father in Mt. Pleasant. Did I mention that they have five children under the age of 9? They arrived mid-week and Patricia has been showing them property since then. It must have been like a caravan. Patricia in the lead wagon followed by her band of house hunters. I joined the wagon train on Saturday. We took a late lunch with the family on Saturday at Jack’s Cosmic Dogs. Jack was there hard at work. You might have heard of Jack’s Cosmic Dogs from Alton Brown on the Food Network. The kids love it. The kids had been to this place before and when I suggested it, they were all in. It’s a fun place to have a hot dog and finalized a decision. Oh, but there is more.

This family is staying with Keith and Jill. Keith is her father, and Keith and Jill are good friends of ours. I can imagine what it must be like for Keith and Jill having a daughter, a son-in-law, along with 5 grandchildren staying for some indefinite time. The grandchildren are great kids and full of energy. Regardless of how good the grandchildren are, getting used to a house full of people can disrupt your schedule. I really appreciate what I see with Keith, Jill, Jon and Jami! Each family member cares for the other family members. There are sharing what they have to help each other. What a concept!

Patricia gat home late on Friday and I forgot to shop for dinner. Off to Five Loaves. What a comfortable place to relax. Good food and good service accompanied by a good wine. Not a bad end of the day. After we finished on Saturday we had a quite evening at home (I remembered to shop!) But on Sunday, after a very busy day of work, we decided to hit Los Arcos.  Tacos, salsa, burritos and drinks were the proper end of the weekend. I probably could have left out all the stuff about the places we eat, but I am glad that there are such places when you need them.

It was a busy weekend. But I came away from it with more appreciation for what a wonderful partner I have. Our slogan is “Team Up for Success.” We picked that slogan from what we have been through in our life together. We have always worked together as a team. Now we team up with our clients and like this family from Columbus, Ohio, we Team Up for Success!

I just love where I live! I’m guessing that you love where you live, but if you don’t, the Low Country is a place that you will fall in love with very quickly. I took this picture with a Blackberry from the roof top at Morgan Creek Grill one afternoon this past week.

We were having a nice visit with our friends, the Samuelsons, and enjoying the food at the Grill. It has been very hot for the past several weeks, but on this evening the breezes were cool and comforting. Great friends and good food!

Patricia and I have lived here since 2002. We moved from Morristown, NJ where we had lived on and off for over 25 years. That last winter in New Jersey was difficult in many respects, but the weather was really nasty. We left in a snow storm that followed us down I-95 for many, many miles. When we finally arrived very late at night, there were our friends, the Samuelsons, who greeted us and helped us to settle in for the night.

Living in the Low Country has always reminded me of New Orleans where I grew up. There is so much in common between the two. In New Orleans we had swamp. Here we have marsh. There the canals in New Orleans that were like the area around Shem Creek, in some cases. In New Orleans we had heat and here we have heat. On the north shore of Lake Ponchartrain there were places like Morgan Creek Grill. We always had fresh seafood, just like we have here. Great friends there, just like here.

All of these things are in common between here and there, so for me it was easy to fall in love with this place. After all, it was like I had come home! You can make this your home, It is an easy place to fall in love with, and as Mikey’s brother say: “Try it! You’ll like it!”

A nice home in Wellesley Place.

We’ve had something of a heat wave for the last several weeks and this Saturday was right up there with the actual temperature in the mid-90’s. As part of the service we give to our listing clients, Patricia and I walk the neighborhood to personally distribute flyers promoting our listing. Neighbor’s often know someone looking for a home and may want them as neighbors. We want to take advantage of any means we can to market our listings. So at 1pm, a time that we thought would have the most people home, we started armed with our flyers (100 color flyers) and thanks to our client, a cold bottle of water.

What an interesting hour we enjoyed! Although the temperature was HOT, the people we met were warm and friendly. We were surprised at how many already knew us from our mailings to the neighborhood. Everyone complimented us on our marketing and a few thought they might know someone who would be interested in our listing. Meeting people face-to-face helps us to better serve our clients, but also helps us to get to know the neighborhood better. We enjoyed meeting the families and learning where they had moved from to be in Mt. Pleasant. There are a number of homes for sale in this neighborhood and many ways to market them. We use social media, direct mail and our telephone marketing hotline (and 800 number for our listings), but we enjoy meeting people and getting to know them. The temperature was hot and we worked up a sweat, however, what we will remember most about our trip around the neighborhood is the warm, friendly people, not the temperature.
